Look who’s really rockin’ the Charlotte, Lake Norman, Cornelius, & Mooresville blogging scene!  It’s none other than the ChristyWalker Team based out of Cornelius, NC.

I met Christy’s team at an education function and they were hungry to get rollin’ on the WordPress website platform.  They were already generating content on several WordPress.com blogs and I told them we could roll all that content together and push all the Search Engine Optimization benefit to a single site.

This installation was a little different because Christy wanted to keep her existing site that she has had for years.  Instead of creating her WordPress Blog on a completely different domain (which would, in
fact, compete with the main site for SEO) I coordinated with the existing web provider and put her WordPress blog on a sub domain. The URL for her WordPress blog site is http://blog.ChristyWalker.com The benefit here is that all the rich, unique content that the team is generating will pass SEO to the main www.ChristyWalker.com site.  She wins all around!  She gets to keep all the stuff she loves about the original site, her team gets to keep writing original content on the WordPress blog, and BOTH have a SEO benefit from all that content!

WordPress & IDX – A Realtor’s Best Website Choice

About a year ago, I did a WordPress web site business blog for a Charlotte area Realtor.   At that time, she was a little gun-shy about diving into the WordPress deep end.  What I mean by that is she had been with one of those big Realtor “one solution fits all” websites for many years, and she was a little scared about the idea of leaving them. 

We installed her WordPress blog and she ran both sites simultaneously for the majority of 2011.  I am excited to report that after seeing how easy WordPress was to update new listings and blog articles, she decided to get rid of the site she had for so many years, and go exclusively with her WordPress blog site.   So I gave it a complete 2012 ver2.0 makeover!

She does a LOT of listings (meaning she represents a lot of home sellers), so a site that did a great job of helping market her listings was of great importance to her.  Additionally, because she has an assistant, she needed it to be a site where multiple users could easily get in, add new content, make changes or updates, and be done!  She also needed a site that was coded with smart design architecture to allow search engines clearly see, and index her content.  This means that people will actually be able to find her site when doing a search on Google, Bing, Yahoo, and the other search engines.  

I put in a lot of other bells and whistles including a spam blocker, easy share-ability to Facebook, Twitter, and other social networks (to help articles potentially go viral), multiple options for subscription RSS feeds, web analytics, and a killer search engine optimization plugin that not only allows her basic pages to get indexed and rank well, but ALL her pages to get indexed and rank well. 

We installed a 3rd party state of the art Internet Data Exchange (IDX) which brings in all the listings from the local MLS and (unlike many of the other IDX solutions) incorporates the data on her site.  Just about every other IDX I have ever seen is either a link to an exterior site or a frame to data residing on a remote site.  That means the site owner gets no benefit from the content.  In her case, the result is content (and a ton of it) that changes on a regular basis – all located on her site, which translates to better results with the search engines. 

All this – including a mega migration of all the data from her old site to the new site – in under a month!

New WordPress Blog Web Site for Charlotte, NC Real Estate Agency

A long established real estate firm in Charlotte, NC had been with the same website provider for many years. It was a totally custom built site and they were happy with it, at least for a while. Their old website company prided themselves on the fact that it was “a fully custom site” – they even did a custom Internet Data Exchange (IDX) for listings from the MLS.

But then things started changing, and fast. With the emergence of the blogosphere and social media, the firm wanted to generate content themselves. They wanted the ability to easily add new content and have the flexibility to have that content easily shared on Facebook, Twitter, and other social networks. But every time they wanted to add something, they had to call or email the web master, and then wait for the “web guys” to add the new content. The waiting started to get old. So did the additional charges.

The straw that broke the camel’s back was when the local Realtor Association’s MLS changed the way the data was delivered from the MLS via the IDX. That big custom install was now completely broken. The web company wanted $1000’s of dollars to “research and fix the problem” – and they needed months to re-code it.

The Last 10 Sold WordPress Website – A Twist on Real Estate Data

I’m so happy to have finished another WordPress website business blog for Last 10 Sold.  This website is different from just about any other Real Estate website you’ll see.  It focuses not on the current Active Real Estate Market, but the current SOLD Real Estate market.  The site provides “Last 10 Sold” data for the last 10 homes sold in a particular neighborhood or area.  Active real estate market data can be found on every Realtor website, but sold data is not.

The site has existed for years as an old static HTML site.  They wanted the ability to write new content easily, and WordPress came to the rescue again.  They also want the site to rank well with the search engines and be integrated with social media and sharing.

The site had previously been hosted on a server in Europe and they used the host’s website editor tool to make the site.  It was a template site and very unforgiving.  When they needed to get in the back end and change things around, the whole site was in German!  They said they swapped out the stock photo that the website company had for the header, and every time the company did an update to the software, they had to FTP all their substitute photos back to the server. What a pain!

Their new WordPress blog web site has all the bells and whistles including easy sharing of the articles to social media sites, easy access to RSS feeds, an easy way to follow them on Facebook and Twitter, and much more.  Behind the scenes is a theme with state of the art code that allows search engines to clearly see and index the whole site.  Additionally, there is a spam blocker, web analytics, and a search engine optimization plugin allowing for the indexing of any page or post on the site.

How Do I Promote My Business Website?

I recently got an email from a client of mine with the question, “How do I promote my website”? As I began to write a response to them, it became very clear to me that this is a great topic for a blog post.   Keep in mind that the gentleman is a photographer so my answers are specific to his trade, but whatever you do, you can probably just substitute the photography references with what applies to your field.

1.           Keep blogging!  I noticed you have picked it up recently.  Keep it up!  Adding CONTENT to your website is the single most effective way to move up the “charts” of a Google search.  Google loves content, keep feeding the beast!

2.           Every time you go on a shoot, or shoot for fun, throw up a couple of photos and write a blog post on it.  Use keyword rich content that describes the photos, that way – if someone is searching for like keywords, your post has a good chance at getting in front of them – at the very moment they need your services!

3.           Change your email address from nonmemoarableemail@yahoo.com to YourName@YourSite.com   (this is done in your email settings with your web host).  You just add the new email address as a forwarding address to your main email address.  You want people to associate YOU with http://www.yoursite.com/  every time you “touch” them in an email.

4.           Create an email Signature that has your name, website address (as a clickable link), and your business phone number.  Use the sig for every email you send. 

5.           Have a Facebook Fan (aka Like) page for your Business and get all your current FB friends to “Like” your business.  How To Set Up a Facebook Fan Page ß Video

6.           Have a contest – Free photo shoot, free photo lessons, or whatever – and ask people to “Like” your Facebook Fan page and enter to win. 

7.           Use Facebook, Twitter, and LinkedIn to call attention to projects you are working on, and offer hypertext links to blog articles you write.  But follow the golden rule – Don’t JUST shamelessly promote your business – Engage others, be interested in what THEY have to say, support other local businesses, and create “community” by being legitimately interested in others.  How To Use Twitter for Business (Video)

8.           Does your business card have your web address on it?  It should!

9.           Do you have a LinkedIn profile?  You should, and it should have a link back to your website.  More kick ass info on beefing up your LinkedIn profile ß Video

10.       Get some Recommendations on your LinkedIn Profile – Business reco’s are the most important.

 11.       Do a Google search for “photography directories” and “Business directories” and make sure to create a profile for your business in as many of the free directories as possible, some of the paid ones are good, too.  Make sure you include your website, with a CLICKABLE link back to your site.  This gives you promotion on the directory site, AND a LINK BACK to your own site.  LINK BACKS are second to “Content” in the eyes of the Google search algorithm.

12.       Read other people’s blogs.  Make comments & include a link back to your website.  BUT, …VERY Important – don’t “spam comment”.  If you write something like, “nice article” and your only intent is to get the link back, your comment will be most likely deleted.  You have to leave good, quality comments and show you really cared about the article, and that you are not just there to get the link back. 

13.       Do a press release and use a site like http://www.prweb.com/ to promote it for you.  Make sure to have a clickable link back to www.YourWebSite.com  in the press release

14.       Start a YouTube Channel and encourage your sphere to subscribe to it.

15.       Do “How To”  videos on photography related things, post the videos to YouTube,  Facebook, Vimeo.com, Metacafe.com, MySpace.com, Dailymotion.com, Veoh.com, HowTo.com,  5Min.com and any other video sites you can.  Make sure to include a link back to your site in every video description, use good keywords – and keyword rich words in the Title. 

16.       Take your video’s from #15 and embed the YouTube video in a Blog article on your Blog.  Then add text to further describe the video and encourage visitors to watch the video

17.       Go Old School #1 – Slick, glossy postcards with a killer example of your work, contact info, & your web address can drive traffic and get you more work.

18.       Go Old School #2 – Good ole fashion print advertising in something like a local paper or magazine with a killer image, contact info, and web address for more examples can drive traffic.  Offer something for free, or reduced rate.

19.       Go Old School #3 – Real life NETWORKING!  Get involved with Networking groups in [your city/town].  Twitter is a great way to know what’s going on around  [your city/town]..  So are the Groups feature on LinkedIn.  Show up at events, shoot them for free – post the photos online, Tweet about it, Facebook update about it, write a blog post on the event, and say nice things about some of the people you met at the event.  Offer links to their sites and help them promote their businesses.  Send a Tweet, FB, or an email to them to let them know about your coverage of the event and link to your blog article.  They’ll remember you, and repay you with referrals in spades!

20.       Eat at new restaurants, go to new stores – meet the owners.  If you are pleased with their services, tell the owner you are going to write a blog article on how good they were.  Give them a business card (with link to your site) and encourage them to check back in a few days to read it.  When they read the nice things you said about them, they will be indebted to you, REMEMBER YOU, and send you referrals!  If you Don’t have anything nice to say – don’t ever slam another business in a public forum – Everyone loses!  Just don’t say anything at all. 

21.       Monitor what people are saying about YOU, and your business.  Set up a “Google Alert” for your biz so you know anytime your business is referenced online.

New WordPress Blog Web Site for Local Real Estate Agent

Corey Anderson needed a WordPress blog site so he could blog about everything that was going on around Fort Mill, Tega Cay, Rock Hill (all in South Carolina) and Charlotte, NC. Corey is a Realtor in this area, and he understands the importance of building unique and relevant content on his website to rank well with the search engines. Corey is definitely a web savvy guy and he uses social networks like Twitter, Facebook, LinkedIn, and Google+ to reach out to potential clients in his geographical area. What is the best website for Realtors who want to blog about the Real Estate Industry?

I remember back in 2005 when Realtors had some extra cash in their pockets.  I was selling back then too, and I watched as many agents willingly gave thousands of dollars and their 16 digits over the phone to some web company who promised their site would rank on page 1 of Google, get them tons of leads, and ….. wait for it ….. you Realtors know this one …… ready …… “would pay for itself if you only sold just 1 house”.    … So, did it pay for itself? 

Oops, they forgot to mention that statistically you need to generate 1000 visitors to get 100 people to fill out your capture form, to get 3 people in your car, and (back then – when just about ANYONE qualified for a loan) get one person to the closing table.  It’s A LOT harder now – but you already know that! 

I know these numbers well because 75% of my real estate business was Internet driven.  I closed a lot of business, and I had about 5 of my own self designed websites that were Search Engine Optimized (SEO), had tons of unique content, and tons of back-links. 

Times have changed.  It’s not about sheer numbers anymore.  Today’s consumer (read that, Generation Y) doesn’t buy in to traditional advertising.  Oh, and just in case you didn’t know, Gen Y will buy and sell more homes over the next 25 years than any other age group.  Oh – and they do EVERYTHING online!

Nowadays it’s all about building TRUST.  Trust gets you readers.  Readers become followers.  Followers become fans.  Fans get you referrals.  Referrals become clients.  Clients go to closings.  And Closings get you PAID.   Trust is built over time, but when it starts coming together, those conversion number percentages go WAY up.  So, how do you build trust, you ask?

Enter —- The Blog.  If you generate fresh, unique content on a regular basis, you give readers a reason to come back, over and over. When you become the trusted resource for information in your city/town, people willingly subscribe to your blog, they keep coming back, and most importantly – TELL OTHERS about you.  This referral base marketing IS how Gen Y chooses an agent.  Bottom line, they won’t trust you until you give them a reason to, and they WILL trust their friends (referral sources) who are avid readers of your blog.

So what is the best blog platform?  I could write a book about all the possible options you have here, but this is going to be long enough, so I’ll give you the answer right now!

It’s WordPress.org. WordPress allows you to create a whole site, generate content (write blog articles) and has so many Real Estate Plugins, the info you can provide to potential consumers dwarfs that of those other real estate website providers who are still focused on “capturing leads” with a gazillion forms.  Gen Y is not dumb.  They know a lead capture form when they see it, and if you want a bunch of personal info before you let them view your area listings, they’ll do a quick Google search and find another web site that won’t [ask for personal info].  So much for “lead generation”.  The big bloated “form-centric” real estate website providers with their canned content and static web pages are looking more and more antiquated these days. 

The New 800 Pound Gorilla

Out of the box, WordPress is like a vanilla scoop of ice cream.  It’s plain, kinda boring – and does not command attention.   It’s good, but it can be improved upon. 

Enter “Themes”.  Themes are what makes your website look, well – pretty … or cool, … or awesome …. or professional, … or WHATEVER  you want it to look like which is exactly the point.  There are thousands of themes to choose from, both free and paid.  The good news is that there are real estate specific themes that help to showcase your listings, hook potential buyers, or whatever your goal.  The “Theme” is the bowl your ice-cream is sitting in, and it can be whatever (color, shape, size, cheap or expense, complex or simple) you want it to be!

But you like more than just vanilla ice cream, you say?  How about some nuts, hot fudge, whip cream, Oreo cookies, Butterfinger, cherry on top? 

Enter  – “The Plug-Ins & Widgets!”  These “toppings” are the thousands of little programs and snippets of code written to hand tailor your blog site to however you want it to be.  Don’t like nuts?  Skip that plug-in.  Want sprinkles instead?  Do a search in the plug-in “Vault” for sprinkles – I’m sure you will find one!

The point is that WordPress was developed in a way that allows 3rd party programmers to develop plug-ins for everything.  Stuff like “Share Plug-ins” so that when a reader likes your blog post, they (with one click) can “share it” with their sphere on Facebook, Twitter, LinkedIn, Digg, Delicious, or any of hundreds of social sites on the Internet.  This gives your article the chance to go viral (to be passed quickly all over the Internet giving you tons of publicity) – for FREE!  How cool is that!

The holy grail!  (Close your eyes and hear the angels sing – Aaaaaaaaahh)  Search Engine Optimization (SEO).  The best website in the world won’t have traffic unless people can find it on the search engines.  Don’t know how to do SEO yourself?  There’s a plug-in for that!

Wanna eliminate spam?  There’s a plug-in for that!

How about onsite Analytics?  Who’s visiting your site?  What are your most popular pages?  What are your referring sites?   What keywords are people using to find your site?  Isn’t this stuff you want to know?  There’s a plug-in for that!

How about Social Media Widgets?  If someone likes your blog article, they are very likely to “connect” with you on Facebook, Twitter, LinkedIn, or elsewhere on the web.  Make it easy to build a following with these Social Media widgets.

How about Real Estate related Plug-ins?  You can get an IDX Plug-in that puts those other sites to shame.  Trulia, Zillow, and Altos all have plugins.  You can get Local School & Govt info.  The list goes on:  Real Estate Finders, Real Estate Maps, Real Estate Charts, Real Estate Q and A, Real Estate Forms, mortgage calculators, interest rate trackers,  I’ve got about 75 more, should I go on?   I think you get the point. 

Want to embed YouTube videos on your website / blog articles?  WordPress seamlessly integrates with YouTube embed code, or any other video host provider you might want to use.

Photo integration?  Just as easy!  Slideshow integration?  Just as easy!

So, at the end of the day, you have this platform (WordPress) that looks gorgeous (Themes), and has all the functionality you could possibly dream about in a website (plug-ins, widgets, embed code) and we haven’t even gotten to the best part.

The best part is that WordPress is FREE!  Yeah – FREE!  Guess what else?  A large number of plug-ins are free!  Sure, you’ll pay for a kick-butt IDX, and not all of the big brand “information repositories” are free, but amazingly – the social media, spam blocker, SEO, website analytics, and other great tools are still free.

What do you need to get started with WordPress.org? 

1.  Patience  - The number 1 option for having a killer real estate website is not the easiest option.  Slow down, deep breath, inhale thru nose, exhale thru mouth.  Repeat as necessary.   (Price – FREE) Now attack!

2.  A domain name (your website URL) – You can use your existing one, or register a new one.  My favorite registrar is BLUEHOST.COM, but GoDaddy.com or Hostgator.com work fine.  (Price ~$10/year)

3.  A Linux based web host.  WordPress is a Content Management System written in PHP using a MySQL back end.  You NEED Linux for this.  You dont need to know what that means if you just go with one of these recommendations.  Again, BLUEHOST.COM is my number one choice, followed by GoDaddy.com and Hostgator.com.  (Price ~$10/month)

4.  WordPress.Org - Go to their site and download the platform. (Free)

5.  Install WordPress – See the Famous 5 Minute Install Directions Here

6.  Pick a Theme  – There are 1000′s of them HERE.  My favorite Themes are the DIY Theme with the Thesis Theme Framework and StudioPress Themes.  StudioPress even has a killer Real Estate Specific Theme.
 
7.  Get some super duper plugins – Click HERE  (Mostly Free – some paid)

8.  Pay for a great IDX Plugin – My favorite is dsIDXpress  (Paid)

9.  Use Social Media to let people know about your new website / blog (Free)

10.  Add content.  Blog like crazy, be active on social networks, go to local networking meetups, build a following, get referrals, and make some money.

REMEMBER!  You CAN do this all yourself for very minimal cost.  None of it is very hard, its just time consuming.  You can also elect to go with the less robust WordPress.com.  WORDPRESS DOT COM doesn’t have the enormous flexibility as its WordPress.ORG counterpart, and you are very limited in the number of plug-ins, widgets, themes, and the amount you can personalize, or customize your site – BUT – it is an EASIER implementation option.

Check out Brad Overcash’s WordPress Blog Site!

I just finished developing another WordPress Website / Blog for a local Charlotte photographer named Brad Overcash.  Brad and I are friends, and have worked together in the past, and he is one of the really good ones. 

Many of the sites I’ve done in the past (including mine) are busy, and rich with tons of content and varying topics.  Home pages are challenging because you have limited real estate to convey many different ideas. 

Brad’s site was the exact opposite.  He wanted his site to be clean, crisp, and simple.  He wanted his photographs to do the talking.  He had a clear idea of what he wanted to execute, and we were able to turn the site around in a very short period of time.   Like any other site, it is a work in progress, and he will be adding content on a regular basis, so please remember to bookmark it and go back often!

WordPress Website Business Blog Created for local Realtor

I just finished a WordPress website business blog for a Realtor in Tega Cay, SC.  You can see it at www.TegaCayToday.com.  She has an existing website with one of those big Realtor Website providers.  She said that her site does not bring her leads and she is frustrated that it is nowhere to be found on the search engines even though she has had the URL since 1999.  None the less, she’s been with them for a very long time and she’s just not quite ready to leave them yet.   

wordpress rules - everything else droolsThe plan is to have me do a WordPress blog website for her to test drive for a while, and when she is ready, she’ll make a decision as to which site she wants to keep, or keep both.  

The WordPress site I designed will showcase her listings and also give her a chance to blog about legislative real estate matters, a topic in which she knows more about than just about any other.  She will be able to easily create a new post every time she gets a new listing, and post the photos and listing details in each blog post.  

The site will also have a kick butt 3rd party Internet Data Exchange (IDX). For those outside the real estate world, an IDX is the network that syndicates and exchanges listing data from the main database (usually the local MLS) to all the member sites that have an IDX provider.  In other words, it allows you to search listings on a Realtor’s website. 

I’ve incorporated easy share widgets for each post just in case one of her readers wants to “share” a particular post with a family member or friend.  The site is integrated with her social media profiles on Twitter and Facebook, and her site was coded in such a way as to make it easy for the search engines to search, crawl, and index. 

I’m hoping that she will see the value of her new WordPress blog website and not feel the need to keep the big archaic website provider.  Stay tuned to see what happens!

And a New WordPress Blog Site!

 ….4 Facebook friends, 3 new clients, 2 Tweetups, ….. and a New Word Press Blog Site!   Aren’t you glad you missed me singing the rest of that song!

Well, it’s that time of the year again.  I hope everyone is having a great holiday season.  Things are always a little slower around here during the holidays and I decided it was time to give the company a present …  a complete re-design our website.  Christmas_tree_wordpress

For the longest time, our site has been in good old fashion static HTML, and it needed a makeover.  I took the plunge and converted the blog over to WordPress about a year ago and this (total site conversion) has been on my to do list for a long time.  

I long ago noticed that the WordPress component of this site had been out ranking and out performing (in terms of the number of visits)  the static HTML pages – and it was overdue.  

So I am proud to now have launched the total revamp of AmazingVideoTours.com.  Over 50 of the old static HTML pages have been redone  with a MySQL back-end in a WordPress Content Management System (CMS) and sits comfortably on a much better Linux server.  

From the surface it looks 100 times better, and [underneath] I get the benefit of 1000’s of awesome programmers writing code for just about every plugin I can imagine.  The Theme is done with state of the art code and smart design architecture which means search engines clearly see my content.  I can now use smart SEO plugins to optimize not just my Home page and Blog page, but every page on my site is optimized and ready to work its way up in the search engine results pages.  I always say, why settle to be on page 1 of a Google search when you can OWN page 1 of Google!
