How to Brand Your Real Estate Videos For Maximum Exposure

Posted by admin April - 7 - 2010 - Wednesday 1 COMMENT

If you missed my session on 4/6 at Virtual Real Estate Bar Camp (VREBC) on “Full Motion Video For Real Estate” I spoke about the benefits of doing videos of your listings, and how the videos are not just about getting the house sold.  The benefits of video go way beyond selling the listing.  Video sells the agent, and video (when done correctly) has tremendous SEO benefits for the agent’s website.

In addition, I discussed the “HOW TO” of getting started with video.  That topic is covered in much more detail in this blog article.

I had such a great time speaking at VREBC and I hope to get a chance to do it again.  I made a promise in my session to share the code, (and the how) to generate a Branding Wrapper to display with embedded videos while they play.

When I checked my email, I had over 75 requests for the code, and therefore decided to do this video.  Please check out the video for the specifics, and then look further down for the code.

And,  here’s the code:

[Editor's NOTE :  I originally tried to place the code here.   However, when I tested it by cutting and pasting it into an HTML editor, it placed so many wierd special characters in the code that it did not work.  For that reason, please email me  for the code (I give you my email address at the end of the video - I don't include it here because I don't want to get inundated by spam-bots).  Please put "Show Me The Code" in your Subject Line.   Thanks!]

If you have any questions, please don’t hesitate to ask.  I had many emails that said, “I can’t believe you give this information out for free”.  I do it because I love teaching, and I want to help agents market themselves, and their properties better.

I recently worked on a presentation on “Why Video” for a local Real Estate Agency so I took the time (several hours) to look at a random sampling of 1000 listings for sale in the Charlotte, NC area. Here is a summary of my findings:

  • Of 500 Listings (250K-500K) – 2 had *real* full motion video
  • Of 500 Listings (500K-1M) – 4 had *real* full motion video (2 of them were my clients)

I emphasize the word “real” because there are many people who like to use the word “video” when all they are offering is a static photo slide show set to music. There were a few more of these offerings as follows:

  • Of 500 Listings (250-500K) – 7 had slide shows (amongst 4 agents)
  • Of 500 Listings (500-1M) – 13 had slide shows (amongst 5 agents)

It just goes to show how untapped this method of marketing homes is. I am convinced that as more agents use (and get better at) full motion video, and as sellers start to ask for it – full motion video will become the norm.

I conducted this research another time back in January, 2008 but didn’t have the foresight to write down the statistics. As I recall back then, I only found 1 full motion video in all the listings I checked (which was several hundred, but not quite 1000).

Bottom line: Full Motion Video —- It’s coming — be ready for it, or find a vendor who already is.

Photos, Real Estate, and the Super Wealthy

Posted by admin December - 30 - 2008 - Tuesday ADD COMMENTS

I love real estate. I also love photography. So, needless to say, when I found the following site, I was drawn in – and then spent way too much time there. If you are anything like me, visit http://www.celebrityaddressaerial.com/Celebrity/Celebrity.html to quench your thirst for some of the most expensive, and beautiful homes in America.

It features aerial views of 100′s of celeb homes and many of them are ….. WOW.

Here’s an example:

Aaron Spelling’s former home sold for a reported $130M. If you like this kind of thing, check out the site.

Other noted homes to check out are

  • David Geffen’s Beverly Hills home (look at all that land)
  • Bill Gates
  • Oprah Winfrey

There are so many more to see. but beware – you might lose a couple hours.

What’s your take on the Economy for 2009?

Posted by admin December - 29 - 2008 - Monday ADD COMMENTS

I am a die hard CNBC watcher and have been for several years. I like the fact that they go way beyond the headlines and bring in every analyst  possible to debate every aspect of a story.

I have been celebrating the holidays with family and have not had my CNBC fix for a few days (so I feel out of the loop) but I did watch Nightly News tonight. Tonight I saw some new numbers I had not seen yet.

  • 800,000 retail jobs lost in 2008 and they said we are only half way through it.
  • Out of Business- Linens & Things, KB Toys, Mervyn’s
  • Store Closings - Foot Locker – 140 stores
                              - Starbucks – 600 stores
                              - Ann Taylor – 117 stores
                              - Zales – 105 Stores

Furthermore, they predicted that 25% of ALL retailers were gonna go out of business in 09.  Of course, it was the nightly news and they consolidated the whole thing into 60 seconds so I missed out on all the details, debate, and analyst input I am so accustomed to on CNBC.

So what do you think? If 25% of all the retail stores in America are going to be vacant within 1 year, are we looking at a Commercial Real Estate crisis to follow?
